2022 Thor Rize 18M used buyer's guide: inspect below the floor

By Romana | Information checked 2026-10-28 UTC

The 2022 Thor Rize 18M fits a wet bath, kitchen and two-person bed into a van shorter than many pickups. Its purchase case is easy to understand. The inspection case starts underneath, where early owner reports and Thor service work put unusual emphasis on clearance, propane routing and the generator installation.

Thor's own brochure warns that the chassis, appliances and components may have been built in a calendar year before the coach's designated model year.[1] Treat “2022 Rize” as the coach identity, then decode the 17-character Ram VIN separately. Match that VIN to the title, Thor serial label, chassis service history and recall records before ordering parts.

Verdict: the layout is the attraction, the underbody is the test

The 18M is for a solo traveler or close couple who values a real wet bath and a short parking footprint more than an expansive bed or gear garage. Thor launched it as the bathroom-equipped alternative within its new compact Rize line.[2] At 215 inches long and about 81 inches wide, it can be easier to place than a 21- or 24-foot touring van, but it still has an air conditioner, awning and underbody equipment to measure before entering a garage or crossing a steep driveway.[1]

Its 72-by-47-inch pull-out bed is the first fit question. Two adults should reproduce their normal sleeping positions before negotiating price. The second question is clearance: one long-running owner thread described the generator and a battery as roughly 3 to 4 inches from the road before service work, while an exact-floorplan RV Insider reviewer also reported generator-placement trouble.[4][5] Those reports identify an inspection target. They do not prove that every 18M has damage or an unresolved installation.

Buy when the bed fits, the loaded-weight label leaves enough room for your people and cargo, and a lift inspection shows completed campaigns with no strike damage. Skip it if you need a fixed bed, substantial bike storage inside, generous bathroom space or rough-road clearance.

Official 2022 18M specifications

Thor's model-year brochure is the controlling source for this table. Its figures were printed March 12, 2021, were described as approximate and subject to production change, and may not match every completed unit.[1]

SpecificationThor 2022 figure

The brochure does not publish an 18M occupant-and-cargo capacity. Eighteen gallons of fresh water weighs about 150 pounds before food, people, bikes and options. The yellow door-jamb label on the exact van matters more than a generic “small Class B” assumption. Weigh the travel-ready unit by axle and include hitch load in the calculation.

What daily use asks of two people

The rear bathroom gives the 18M a strong reason to exist. It keeps the shower, cassette toilet and pocket doors away from the cab, while the front seats swivel toward the living area. The compromise is that the same narrow cabin must provide aisle, galley, bed and bathroom access. Test the bed conversion several times, then check whether the refrigerator, exterior door and bathroom remain usable in night mode.

Storage is similarly selective. The brochure lists overhead cabinetry and an optional rear-door bike rack, not an internal gear garage.[1] A buyer carrying e-bikes, a mobility device or bulky outdoor equipment needs a real loading plan that preserves rear visibility, axle limits and door operation.

The electrical package is modest by current lithium-van standards: two AGM batteries, 190 watts of solar and a 1,000-watt inverter, with the gas generator carrying air-conditioner and microwave duty away from shore power.[1] One owner reported that solar usually kept the refrigerator and routine 12-volt loads going, but also described needing generator time after shaded camping.[4] That is a useful usage example, not a guaranteed runtime.

Independent evidence: one detailed owner, one corroborating complaint

The strongest owner evidence is unusually specific but still comes mainly from one person. The Class B Forums poster liked the compact layout, quick-cooling refrigerator and propane heat. Across later updates, the same owner documented low underbody clearance, a campsite-water leak, loose hardware, wet-bath water reaching wood, awning concerns and several do-it-yourself repairs.[4]

RV Insider adds a separate exact-year, exact-floorplan report. That reviewer liked the layout but criticized build quality and described generator damage plus a warranty dispute tied to its low position.[5] Two reports are enough to make generator mounting and strike evidence mandatory inspection points. They are not enough to calculate a failure rate, label the whole model defective or predict how a corrected van will behave.

There is also official safety evidence. NHTSA's 2022 Rize query returned six campaigns, including an LP hose that could bend and leak, a solar-panel junction box that could short, cracked LP quick-disconnect fittings, an awning that could extend in transit, a generator fuel-hose concern on affected sets, and a solar-panel mounting concern.[9] Applicability and completion are VIN-specific. A seller's statement that “all recalls were done” is not a substitute for printouts from NHTSA, Ram and Thor.

MSRP, purchase paths and asking-price snapshot

Thor's model-year brochure does not print an MSRP. Independent records conflict: RV Guide displays $102,200, while a historical sold dealer page for an optioned unit displayed a $104,881 unit MSRP and $84,999 dealer ask.[3][13] A period walkthrough title displayed another figure, $84,375.[10] These numbers likely reflect different dates, data feeds or equipment; none should be presented as one universal factory base price.

The historical dealer page said it charged no prep or make-ready fee, but the retained evidence does not establish taxes, title, registration, delivery or every installed option.[13] For any surviving new-old-stock unit, demand the original Monroney/window sticker, Thor build sheet and a written out-the-door quote. Thor's current inventory path is useful for current Rize stock, but this search did not establish a live new 2022 18M.[14]

ASKING-PRICE SNAPSHOT: 2026-10-28T00:06:08Z. Three distinct used 2022 18M listings across dealer sites were observed:

Seller / locationAsking priceClaimed mileage
Camping World, Cocoa, Florida$66,99922,206
Optimum RV, Bushnell, Florida$64,98416,806
Stahmann RV, Seguin, Texas$79,90018,540

The listing pages support only those observations at that timestamp.[6][7][8]

The Stahmann page's 19-foot length conflicts with Thor's 215-inch brochure figure, which is a reminder to inspect the actual unit rather than trust syndicated fields.[1][8] Asking prices are not sale prices, appraisals, condition-adjusted comparables or out-the-door totals.

Put the used inspection on a lift

Start with identity and paperwork. Match the Ram VIN, Thor serial number, title and original window sticker. Verify chassis year, 18M floorplan, options, tire date codes, service records and recall completion. Ask whether Thor TSB 21-06 or any underbody remedy was performed and request the repair order rather than relying on a verbal answer.

The lift inspection is model-specific. Photograph the generator, battery tray, propane hose, exhaust, wiring, plumbing and lowest fixed point. Look for fresh paint, bent mounts, crushed housings, scraped fasteners, loose cables and improvised spacers. Measure clearance on level ground at travel weight. A driveway test should be slow and supervised; it should not be the first time a buyer discovers a damaged generator case.

Inside, pressure-test the fresh-water system from both tank and city supply. Inspect around the wet-bath pan, cassette enclosure, bathroom doors and adjacent wood with a moisture meter. Run the Truma heat and hot water, refrigerator, cooktop, air conditioner, microwave, awning and every charging source. Load-test both AGM batteries, review generator hours and service history, and run the generator under the air conditioner long enough to expose unstable output or shutdowns.

Finish with weight and condition. Weigh front and rear axles with realistic occupants, water and cargo. Check the pull-out bed hardware, table mounts, cabinet hinges, screen door and roof sealant. Arrange separate RV-house and Ram-chassis inspections because a competent chassis shop may not pressure-test propane or plumbing, while an RV inspector may not evaluate drivetrain and underbody repairs.

Walkthrough, alternatives and image rights

Ruby's Adventures Unplugged published a period 18M walkthrough that YouTube still exposes through its standard embed player.[10] It is useful for scale and conversion sequence, not proof of the condition or equipment on a unit for sale.

The 2022 Thor Scope 18M is the closest alternative because it is the Rize's brand-mate layout. The Jayco Comet 18C is another short, rear-bath Class B to compare, while a Winnebago Solis 59P gives up the same bathroom arrangement for a more family-oriented plan. Compare exact years, loaded labels, bed dimensions and installed power systems rather than model names alone.

Openverse returned zero exact-model commercial-license results, and the exact Wikimedia Commons file search returned none.[11][12] Manufacturer, dealer, marketplace and YouTube imagery was not reused. The lead is an original non-photorealistic buyer-check diagram, not a depiction of the exact floorplan.

Method, limitations and commercial disclosure

Manufacturer specifications, owner reports, safety records, asking-price observations and RVCamping.info analysis are kept separate. Forum and review accounts are anecdotal. Listings can change, duplicate or contain errors, and the three-unit sample does not establish market value. The historical MSRP record is unit-specific, while the independent catalog values conflict.
